- The best first follow-up text is short, personal and ends with one easy question, not a pitch.
- Reply within minutes: an automated first text can go out while you are still at a showing.
- Use different scripts for portal buyers, open house visitors and seller valuation leads, because they want different things.
- Most leads aren't ready to move yet, so plan months of light, useful follow-up instead of three calls and done.
- Collect consent to text, include an opt-out, and keep every message fair-housing safe.
Real estate follow-up scripts fail for two reasons: they arrive too late, and they ask for too much. "Hi, I'm Jane with XYZ Realty, let me know if you'd like to schedule a showing or discuss your home search!" gives the lead nothing to respond to. "Hi Mark, saw you looked at 42 Oak St. Are you hoping to move this year or just getting a feel for prices?" does.
Use the scripts below as starting points. Swap in your own voice, keep them short, and send the first one within minutes of the enquiry.
What makes a real estate follow-up script work?
Four things: speed, a personal detail, one question, and a reason to reply. Everything else is optional.
- Speed. The first message should land while the lead is still on the listing page. Minutes, not hours.
- A personal detail. The address, the neighborhood or the price range they looked at. It proves a real person read their enquiry.
- One question. Easy to answer with a word or two: timing, area, or whether they've seen it in person.
- A reason to reply. Something useful: similar homes, an off-market option, the price history.
Leave out your company slogan, a list of services and anything that sounds like a mass text. And keep scripts fair-housing safe: talk about the home, the area's features and the buyer's stated needs, never about who lives in a neighborhood.
What should the first text to a new real estate lead say?
Name, the property or area they asked about, and one easy question. That's it. Here's the version I'd start with for almost any buyer lead:
"Hi Mark, it's Jane from Oak Realty. Saw your question about 42 Oak St. Are you looking to move in the next few months, or still exploring? Either is fine, I can send you what fits."
If they reply, ask the next question: area, budget, must-haves, financing. If they don't, the plan below takes over.
Scripts for portal, open house and seller leads
Portal leads (Zillow, Realtor.com and similar)
These buyers often enquire on several homes and several agents at once. Be first and be specific.
"Hi Priya, Jane here with Oak Realty. 18 Maple Ave is still available. Would you like to see it this week, or should I send a few similar homes nearby first?"
"Hi Priya, quick one: 18 Maple has had a few showings. Want me to check if the sellers are open to offers yet? Happy to send the price history too."
Open house visitors
They met you in person, so mention something from the visit. Send it the same evening.
"Hi Tom, thanks for stopping by 7 Cedar Ln today. You mentioned wanting a bigger yard. Want me to send a couple of homes with more outdoor space in the same school district?"
Seller and home valuation leads
Online valuation leads are often curious, not committed. Lead with value and keep the ask small.
"Hi Linda, Jane from Oak Realty. Your home value estimate for 210 Birch St is on its way. Online estimates can be off by a fair bit. Would a quick, no-pressure price range based on recent sales on your street be helpful?"
"Hi Linda, two homes near Birch St sold this month. Want the details? Useful to know even if you're not planning to sell soon."
Follow-up email scripts
Email works best as the longer, more useful companion to your texts: listings, market notes and answers that don't fit in a text.
Subject: Homes like 42 Oak St
"Hi Mark, here are three homes similar to 42 Oak St in your price range, including one that isn't on the big portals yet. If any catch your eye, reply with the address and I'll set up a viewing. And if your plans have changed, just let me know and I'll adjust what I send. Jane"
Subject: What 210 Birch St might sell for
"Hi Linda, I pulled the recent sales on your street. Homes like yours have sold in a range of [range] over the past few months, depending mostly on updates and yard size. If you'd like a more exact number, I can walk through the house in 20 minutes. No obligation either way. Jane"
Keep emails skimmable, sign them with your name and include a clear opt-out line at the bottom.
How often should a real estate agent follow up? A 30-day plan
Front-load the first week, then slow down. Here's a simple plan that mixes text, email and calls:
| Day | Channel | Message |
|---|---|---|
| 0 (minutes) | Text | First text with one question |
| 0 (same day) | Call | Quick call; if no answer, no voicemail pitch, just "texted you" |
| 1 | Three similar homes or a price range | |
| 2–3 | Text | Useful nudge (price history, showing activity) |
| 7 | Call + text | "Still looking, or should I pause?" |
| 14 | Short market update for their area | |
| 30 | Text | Check-in with one new listing or sale |
After day 30, move the lead to a monthly rhythm: new listings that match, a sold-price note for their street, a seasonal tip. Low pressure, always useful.
What do you send a lead who went quiet?
Give them an easy way to answer, including "no". A polite break-up text often gets more replies than any other message:
"Hi Mark, I don't want to fill your phone if your plans have changed. Should I keep sending homes, pause for a few months, or stop? Any answer is totally fine."
Replies to this tell you exactly where each lead stands, which keeps your pipeline honest.
How do you run this without living on your phone?
Automate the first touch and the long tail, and keep the real conversations for yourself. Here's the setup I build for agents:
- Every lead source (portals, Facebook, website, open house sign-ins) flows into one CRM
- A personal first text goes out within seconds, using the address or area from the enquiry
- Replies are read and sorted: hot leads alert you right away, others get the next question
- The 30-day plan and monthly nurture run automatically, and stop the moment a lead replies
- Opt-outs are honored instantly, and texting consent is captured on every form
That's what lead follow-up and AI automation for real estate agents looks like in practice. The same system works with a full lead generation setup if you also want ads and landing pages feeding it. Slow follow-up is also the main reason paid leads fail, which I covered in why Facebook ads get clicks but no calls.
